Our Approach


With high interest rates discouraging existing homeowners from selling, supply has stalled. The clearest solution — and the strongest potential opportunity for investors — is new, attainable, for-sale housing. Our strategy centers on reimagining urban infill and transforming underutilized land into opportunities for dynamic residential communities. Instead of owning land outright, we use a control strategy designed to limit risk, maximize flexibility, and direct capital where it creates the most value. We execute this approach in three phases:

Phase 1: Control


We focus on controlling property through structured purchase-and-sale agreements rather than pursuing full ownership. This enables us to advance projects without the burden of excessive debt, while retaining flexibility in execution. Each property undergoes rigorous due diligence and committee review, with only the top 5% of identified opportunities advancing into our funds.

Phase 2: Entitle/Design


Our entitlement team secures all required jurisdictional approvals, leveraging deep local expertise across our nine regional offices. Once approvals are obtained, we create market-ready site plans. This stage typically requires 24 to 36 months and reflects our commitment to precision and long-term value creation.

Phase 3: Sell


With entitlements and design complete, we deliver the parcels and plans to the nation’s leading homebuilders.
