Since 2010 Derek Spalding has led the Sacramento Regional team in property acquisition and disposition while also providing leadership and support for the Denver property team. He has been instrumental in the acquisition and disposition of all properties within the Sacramento market since he began his tenure with The True Life Companies. As Regional Vice President, Sacramento Region & Finished Lot Development Lead, Derek leads all regional teams in adding finished lots to product delivery options for our homebuilding partners in addition to overseeing acquisition and development in the Sacramento region. He guides The True Life Property team through developing timelines, assisting in capital/financing underwriting, troubleshooting obstacles that may arise during land development, and delivering sites on time and in correct form to our homebuilding partners in all our regions.
Derek's considerable experience in land acquisition and forward planning is complemented by his thorough research and due diligence capabilities. As Manager of Land Acquisition at KB Home and Vice President at DR Horton, he was instrumental in the acquisition and development of over 4,000 lots in the region, managing projects beginning with preliminary research, through financial analysis and market feasibility. He also provided strategies on project segmentation, market capture and product recommendations.
Derek began his career as a construction superintendent for KB Home. The experience of performing over 100 homebuyer walk-through orientations solidified Derek's emphasis on the homebuyer, even from the earliest phases of development. His passion for acquisition, development and end user experience are a true asset to The True Life Companies and to their homebuilder customer base.
Derek obtained his Bachelor of Science in Construction Management from California Polytechnic State University in San Luis Obispo, California.
